You do need to be aware of the detailed checks required. We use the services of a credit referencing agency and for this purpose we require a utility bill (less than 3 months old) Driving license or passport. References will be taken from your employer and previous landlord. A full credit check will also be carried out. If you are self employed your accountant will be asked to provide three years accounts. Should you be concerned that your circumstances may not meet with our criteria please contact us to discuss further we are here to assist wherever possible and confidentiality is assured.



Letting agents have a variety of different procedures, services and requirements. At Charterhouse we endeavour to make this a stress free experience. When you have decided upon your new home we will ask for an administration fee to be paid with application. This is non refundable. Upon receipt the property will be withdrawn from the market and you will be required to commence the tenancy within three weeks. During that period no other prospective tenant will be permitted to view or make an application.



All tenancies are fixed term Assured Shorthold tenancies. Generally for a period of six or twelve months, however varying terms may be negotiated in extenuating circumstances. The benefits of a fixed agreement to the tenant include reassurance that the property is available to them for a set period with no interruption and at a fixed rental. A renewal of tenancy charge is applicable.

Rent is due on the first day of each month and payable by standing order.



Signing of the agreement is always at our city centre office. All parties must be present at the designated appointment. Please allow a minimum of 30 minutes. Note that all monies are to be paid on the signing of agreement prior to the occupation and must be by Bankers Draft, Cash (maximum 2000), debit card or credit card (2% charge applicable)  Personal cheques cannot be accepted under any circumstances.



All utility companies will be informed of the readings at the start of tenancy and we provide this service again when you vacate. We regret we are unable to assist with telephone connections due to supply legislation.

Security deposit (Bond)

You will be required to provide a deposit at the signing of the agreement. This is held for the full duration of the tenancy against loss, damages and charges payable at termination. Usually this is equivalent to 1 months rent, although it may vary and therefore we suggest that you verify the amount via the property description on our letting list. All Bonds without exception are registered with the Tenants Dispute Service in compliance with the Housing Act 2004



A comprehensive inventory and schedule of condition is always provided at the commencement of tenancy.



You will note Charterhouse listings do not discriminate against pet owners or smokers. In both cases the decision lies with the landlord. However, the majority are amenable on the proviso that an agreement is made to all carpets and soft furnishings being professionally cleaned by a Charterhouse designated contractor at the termination of tenancy.

Tenant Guide

2. Arrange viewing. Please allow 24 hours. Whilst we do try to accommodate quickly, we prefer not to disappoint.
3. Complete application form, and pay administration fee.
4. Liaise with Charterhouse for a signing of tenancy appointment.
5. Contact removal company to arrange date within 3 weeks.
6. Remember to ensure all parties can be present and all monies are available.
7. Sign contract & pay initial costs
8. Celebrate.
